Our home inspection pricing is based primarily on the size and complexity of the property. This gives buyers and real estate professionals a simple, predictable way to estimate the cost of an inspection.

How complexity affects pricing
Most conventional homes are priced according to the size-based schedule above. Properties that require substantially more time or attention may be priced at the next tier.
Examples of factors that can increase complexity include:
- Extensive Finished Areas — Extensive finished basement areas, finished attic areas, bonus rooms, converted spaces, or other finished areas that materially increase the amount of space requiring inspection.
- Multiple Living Levels — A property with substantially more vertical separation than a conventional one- or two-level home, particularly where systems and components are distributed across multiple levels.
- Unusual Construction — Construction methods or structural configurations that are substantially different from conventional residential construction.
- Extensive Additions — Multiple or substantial additions that create multiple construction eras, roof configurations, foundations, or interconnected building systems.
- Multiple Structures — Significant detached structures or multiple buildings that are included within the inspection scope.
- Multiple or Complex Mechanical Systems — Multiple heating, cooling, ventilation, fuel, or other mechanical systems that substantially increase inspection time.
- Difficult or Limited Access — Property conditions that make normal inspection access unusually difficult or time-consuming.
- Extensive Crawlspace — A substantial crawlspace requiring significant inspection time, particularly where access, height, moisture, or configuration makes inspection difficult.
- Multiple Foundations — A property containing multiple foundation types or distinct foundation structures requiring separate evaluation.
- Large or Complicated Site — A large, steep, unusually configured, or otherwise complicated property site that materially increases exterior inspection time.
- Older Property — An older property where age increases the likelihood of obsolete construction methods, aging systems, alterations, or other conditions requiring additional inspection attention.
- Multiple Fuel Sources — Multiple fuel types or energy sources used by significant residential systems.
- Complex Roof Configuration — A roof with multiple sections, intersecting planes, unusual geometry, multiple materials, or other characteristics that substantially increase inspection time or access difficulty.
- Complex Electrical System — Electrical systems that are unusually extensive, distributed, modified, or complicated compared with a conventional residence.
A single significant factor does not automatically mean that a property will receive a higher price. We consider the property's overall configuration and the amount of additional inspection time required.

Pricing Determination
When determining a price for a specific property:
- Determine the property's finished living area.
- Select the corresponding base pricing tier.
- Identify all applicable complexity factors from the structured complexity factor list.
- Determine whether the factors collectively make the property standard, complex, very complex, or custom.
- Apply the appropriate tier adjustment.
- Add applicable property-type and additional-service charges.
- Use a custom quote when the property falls outside the standard pricing model or has an unusually high level of complexity.
Important interpretation rule
Do not infer complexity from a single vague characteristic when the available property information does not support it.
For example, an older home is not automatically complex solely because of its age. A factor should be identified when the available property information provides a reasonable basis for determining that it is present and likely to materially affect inspection time or scope.
